The contract in question is a residential tenancy agreement drawn up in accordance with current legislation, which includes the necessary clauses to protect against rental arrears and defaulting tenants in Italy. The main advantages of creating a rental contract in Italy with idealista are:

  • There is no need for an electronic identity card or SPID, as signing online is sufficient;

What are the main features of idealista's new rental contract service?

With the new rental contract service provided by idealista, you can sign a contract online (without needing an electronic ID card or SPID) so that you don't even have to leave your home to sign the contract.

The signing of the online contract is done securely by a trusted third-party provider specialising in advanced electronic signatures. The contract will be signed by means of a secure and legally binding electronic signature, which allows the identification of the signatories and the date of signature of each one. Without the need to install any applications, it allows the lease to be signed from a computer, tablet or smartphone.

In less than 3 minutes, a landlord can create his or her own lease, with concepts that are simple to understand and a process that is very easy to complete online. The contract includes a clause against defaulting tenants, so that in case of non-payment and in case of no agreement, the tenant can be put on the list of arrears. In addition, all documents will be stored in one place, everything is online, free of charge, completely legal and quick and easy to use. 

idealista's advice is to sign the rental agreement online to speed up the process, as well as guarantee the closing of the contract, as this signature has the same legal validity as a paper signature. At a later date, if you feel it is necessary, when the keys to the house are handed over, you can always sign it physically as well if you wish.

On top of all of this, if you don't want to print out the entire contract, we recommend meeting with the tenant in order to review the contract from your mobile phone or computer in PDF format. If everything is in order, you can sign it directly online, without having to print it out.
