What the costs of buying and selling a property in Italy?

The costs involved in the purchase and sale of a property in Italy are as follows:

  • Taxes: They will depend on the type of purchase and the seller.
    • Purchase of a new construction: When buying a new build, VAT is 4% if it is a purchase of a main residence or 10% in the case of a second home.
    • Pre-owned property purchase: Registration tax, based on the cadastral value of the property, must be added to the purchase price. It can be 2% or 9% depending on whether the house is a main residence or not. Regardless of the percentage, the minimum amount is 1,000 euros.
  • Mortgage tax: fixed at 50 euros
  • Cadastral tax: fixed at 50 euros
  • Agency: percentage of commission on real estate sales paid to the agent in connection with their mediation activity.
