Over the past year, the price of pre-owned homes in Italy has increased by 2.2%, reaching an average value of €1,880 per square metre. In addition to the markets in major Italian cities, prices are also prohibitive in the most exclusive tourist destinations. However, in 512 municipalities, the asking price for homes is below €1,000/m². Let’s explore where the most affordable areas are for those looking for a first or second home away from the city.

The top ten most affordable municipalities in Italy 

The most affordable municipality to buy a home in Italy, out of nearly 2,000 monitored, is Mosso in the province of Biella (€344.67/m²). The podium is completed by Partanna in the province of Trapani (€423.01/m²) and Borgorose in the province of Rieti (€460.54/m²). The top three positions represent the North, South, and Centre of Italy.

The top ten cheapest places to buy property in Italy is rounded out by two other municipalities in Sicily, in fourth and fifth place: Mussomeli in the province of Caltanissetta (€466.13/m²) and Favara in the province of Agrigento (€474.59/m²). Following these are Crosia in the province of Cosenza (€497.57/m²), Guagnano in the province of Lecce (€498.54/m²), Ormea in the province of Cuneo (€507.50/m²), Agnone in the province of Isernia (€509.91/m²), and Castell'Azzara in the province of Grosseto (€512.06/m²).

Municipalities with house prices below €1,000/m² 

The first Lombard municipality to appear in this specific ranking is Sermide e Felonica in the province of Mantua (€524.20/m²), in fourteenth place. To find the first Campanian village, we need to go as far as thirty-third place, where Pignataro Maggiore in the province of Caserta (€580.20/m²) is located. In Liguria, there’s Rossiglione in the province of Genoa (€590.25/m²).

No Veneto municipality shows a price below €600/m², but the most affordable is Alpago in the province of Belluno (€605.90/m²). In total, 512 municipalities have an average price below €1,000.

Although various regions of Italy are represented, with some regional disparities, as expected, the list includes more small centres in inland areas and smaller villages. However, Trentino Alto-Adige and Valle d'Aosta are not represented in the list of municipalities with prices below €1,000.

In four Italian municipalities, the average price of homes for sale is exactly €1,000/m². These are Roseto Capo Spulico in the province of Cosenza, Saviano in the province of Naples, Perdifumo in the province of Salerno, and San Daniele del Friuli in the province of Udine.
