August is holiday time for many people, but for others it is also a chance to view a few properties and gather information ahead of a future purchase.
According to data from the REMAX Italia Research Centre, property sales in mountain locations reach their peak in the months between December and April, following a decision that has developed over time.
The most sought-after property types
Spacious homes that can accommodate the whole family, even for longer stays, are top of the list for Italians.
- Apartments are the most popular option, accounting for 69% of preferences.
- There is also steady demand for detached and semi-detached homes, villas, rustic properties and mountain cabins.
- The average property size is 99.2 square metres.
- Three-room flats lead the way, accounting for 40% of transactions, followed by four-room flats.
In terms of condition, 70% of transactions involve newly built properties or homes in excellent condition. The market favours properties that do not require renovation.
“People buying a second home in the mountains want to be able to use it straight away,” explains Federico Marchesi, Head of the REMAX Italia Research Centre.
“They are looking for quality and the flexibility to use the property throughout the year. The preference for spacious homes reflects this shift in buyers’ needs.”
The average value of property sales
The average transaction value sits at around €120,000, with an average price of roughly €1,500 per m².
This national average brings together very different markets, including both the most exclusive destinations and emerging towns. It is useful as a general reference point, although it does not reflect the differences that distinguish individual locations.
