According to a recent study by Abitare Co., a property consultancy specialising in new residential developments, luxury real estate in prime coastal locations is thriving. The report analysed 20 of the most prestigious seaside destinations across Italy and abroad, focusing on the average purchase price for sea-view apartments and villas.
The most expensive seaside locations in the Mediterranean
Topping the list is Cap Ferrat on the French Riviera, where average prices reach €18,500 per square metre – with ultra-luxury properties commanding up to €43,500/m². Saint-Tropez follows at €16,800/m² (up to €38,500/m² for the most exclusive villas).
In third place is Portofino, Italy’s crown jewel, where average prices stand at €15,800/m² – making it the most expensive seaside location in the country. Perched on the Ligurian coast, this iconic village combines colourful harbour views with refined elegance, attracting buyers from around the world.
Who’s buying where?
In Italy’s most prestigious seaside destinations, domestic buyers still dominate the market. In Portofino, 65% of buyers are Italian. The same trend is seen in Porto Cervo (60% Italian) and Positano, where local interest reaches 80%.
However, the picture shifts abroad, where foreign buyers lead the demand. In Cap Ferrat, only 8% of sales involve local residents, compared to 92% by international clients. The trend is similar in Mykonos (90% foreign buyers) and Formentera (85%).
Balearics and Greek islands: luxury and lifestyle combined
For those seeking both luxury and lively nightlife, the Balearic Islands remain a favourite. Formentera, ranked sixth in the Abitare Co. report, is a long-time favourite of celebrities and sports stars alike. Average apartment prices are €8,100/m², with high-end villas reaching over €26,000/m². Nearby Ibiza follows closely with €7,700/m² for apartments.
Mykonos, another Mediterranean hotspot, continues to attract international buyers thanks to its vibrant social scene and whitewashed beauty. Average apartment prices are €6,100/m², with top-end villas nearing €24,000/m².
Italy’s other luxury coastal markets
Beyond Portofino, Italy offers several other prestigious locations for high-end property buyers.
- Capri and Amalfi share seventh place in the ranking, each averaging €7,900/m².
- Porto Rotondo in Sardinia ranks ninth at €7,800/m².
- Santa Margherita Ligure, just along the coast from Portofino, ranks fourteenth with €6,800/m².
