Where are the most expensive houses in Italy?

The top step of the podium of the most expensive locations in Italy for those looking for a home to buy in the first quarter of 2022 is occupied by Pietrasanta in Versilia (which also takes first place in the top 100 most expensive places to rent in Italy). This includes the prestigious area of Forte dei Marmi, where the average selling price of a house is over half a million euros (541,351 euros).

Two other exclusive locations complete the podium. Second place is occupied by Alassio, on the splendid Ligurian coast in the provinceyy of Savona, where on average it was necessary to part with 467,019 euros to purchase a residential property in the first quarter of 2022. Venice completes the top 3. In this municipality the average asking price on the listings published on idealista is 433,640 euros.

Generally speaking, in the top 10 of the most expensive places to buy a house in Italy in the first quarter of 2022 there is a large representation of tourist resorts, a favourite destination for both Italians and foreigners looking for a second home in an exclusive location. Among the towns that fit this description are Lerici, Riccione, Desenzano del Garda, Camaiore and Cervia. The cities of Florence and Milan, where average sale prices exceed 350,000 euros, also make up the top 10 positions.

Taken into consideration by the report are those municipalities that have an average asking price of over 900 euros/m2 and for which there are more than 1,000 property listings posted on idealista. The study also shows that the average price of a property for sale on idealista is 273,341 in Rome.

Bologna is the municipality with the highest number of contacts per listing (4.7) of house for sale published on idealista. This is followed by Cagliari (3.8 contacts per advert) and Milan (3.4 contacts per advert). Cities such as Trieste, Naples, Rome, Salerno, Brescia, Verona and Lecce also entered the top 10.
