The ranking of the most in-demand locations among buyers of luxury homes in Italy has been drawn up based on the Relative Demand Index. Specifically, the index developed by idealista/data measures the pressure of demand on supply in each area of Italy within the luxury homes for sale segment.

The indicator is calculated using the number of leads (enquiries via email and shares) received per listing. Only listings for properties with a minimum asking price of €1.5 million were taken into account.

When it comes to the most in-demand municipalities among luxury homebuyers, the report crowns Milan as the clear leader, with a relative demand index of 1.79. Next comes Naples (1.66), followed by Rome in third place (1.25). What immediately stands out is the dominance of the main cities from Italy’s three macro-areas — North, Centre, and South.

Two more major cities feature in the top ten: Genoa in fourth place (0.92) and Palermo in sixth (0.82). The remaining top spots are taken by prestigious tourist destinations: Laglio on Lake Como (0.83), Camogli (0.75), Courmayeur (0.74), Cortina d'Ampezzo (0.69), and Portofino (0.64).

Italy’s most expensive locations for luxury homes

The most expensive luxury properties in Italy are found in Sirmione, on Lake Garda, where the average asking price is €4,499,000. In second place is Cipressa, a charming village in the province of Imperia, overlooking the sea between Punta di Santo Stefano and Capo di San Lorenzo, with an average price of €4,400,000. Completing the podium is Griante, on Lake Como, where luxury homes average €4,200,000.

Rounding out the top ten most expensive municipalities for luxury property buyers are: Portofino, Laglio, Cernobbio, Lonato del Garda, Stresa, Ospedaletti, and Santa Margherita Ligure. What emerges clearly is the overwhelming predominance of northern locations, with the Ligurian coast and Lombardy’s lakes confirming their status as some of the most exclusive and expensive areas in Italy’s luxury property market.
