With summer in full swing, Italy’s holiday rental market is showing steady prices, alongside subtle shifts in what travellers are looking for. According to the Tecnocasa Group, while the range of properties remains wide, demand is increasingly focused on quality—particularly in terms of location, amenities, and property condition.
“Tourists continue to favour destinations that are well-connected and offer good facilities. Foreign visitors remain steady, while Italian holidaymakers are opting for shorter stays, often preferring weekly rentals. Outdoor spaces and properties with panoramic views remain highly sought after,” notes Fabiana Megliola, Head of the Tecnocasa Research Office.

Families and groups of friends are prioritising proximity to the beach, usable outdoor spaces such as terraces or gardens, and modern conveniences like air conditioning and fast internet. Sustainability is also becoming more important, with a growing preference for energy-efficient properties.
Market outlook
Looking ahead, the market is expected to remain strong, especially during the peak summer weeks. Last-minute bookings and high-season concentration highlight the importance for property owners to focus on flexibility and the quality of their offerings.
