What are the most expensive areas to buy a holiday home by the sea in Italy? To find out, idealista/news has studied Italy's seaside municipalities with the highest prices per square metre, including graphs on real estate price trends. This analysis is provided by a report prepared by idealista/data, the Advisory and Valuation department of idealista.it. Let's have a closer look at their conclusions regarding the most expensive areas to buy a holiday home by the sea in Italy.

A glance at the top 10 most expensive areas in Italy by the sea shows the massive presence of Campania, although the first place is occupied by Portofino in Liguria, where an average of 9,906 euros/m2 is needed to buy a house.

2 towns in Campania complete the podium of the most expensive coastal areas in Italy, Positano (8,486 euros/m2) and Capri (8,264 euros/m2). The list of the 10 most expensive seaside towns in Italy for buying a holiday home also includes Forte dei Marmi, Bonassola, Anacapri, Ravello, Sperlonga and Minori. 

More in general, without focusing on single municipalities, the most expensive area in Italy to buy a holiday home by the sea is Portofino-Santa Margherita Ligure, with average prices of 5189.18 euros/m2, an increase of 5% compared to last year. The Amalfi Coast follows, with prices per square metre at 4987.96 (+14% compared to 2020).

Another pearl of Liguria completes the podium of the most expensive areas: in Cinque Terre, property listings for sale published on idealista in this area have an average price of 4727.60 euros/m2 (+8% compared to April 2020). However, the most significant leap in prices (a 27% increase) is in the Pelagie Islands in Sicily, where average prices are around 2985.07 euros/m2. The prices of holiday homes on the Italian coast have generally held up in spite of the pandemic, with the most "disastrous" falls being on the Conero Riviera (-6%) and in Taormina (-5%).
