As the 2026 Winter Olympics drew to a close, Italy’s luxury property markets in Milan and Cortina d’Ampezzo are emerging stronger than ever. Milan: a long-term luxury investment
Milan’s growth has been building for over a decade, starting with Expo 2015, which boosted the city’s global profile and cemented its position among Europe’s leading capitals for luxury real estate. Demand remains concentrated in the most exclusive areas — the historic centre, Brera, and the Fashion Quadrilateral — where supply is scarce and properties are difficult to replicate due to their architectural character and prime locations.
At the top end of the market, transactions above €10 million are increasingly common, with some exceeding €20 million. The most sought-after properties include principal-floor residences in restored historic buildings, detached urban homes redesigned by international architects with wellness areas, and smaller penthouses and pied-à-terres offering generous outdoor space in central locations. The defining factor is uniqueness: buyers are seeking iconic properties with strong identity and lasting value.
Cortina: a transformation accelerated by the Olympics
While Milan’s luxury market has grown steadily, Cortina’s evolution has been more recent. The 2026 Winter Olympics accelerated a process of renewal across infrastructure, services, and real estate, reshaping the alpine resort’s profile. The Dolomites are now the focus of a new wave of public and private investment, with some projects completed and others in development.
Demand for luxury properties in Cortina has risen sharply despite limited supply, pushing prices higher, particularly in central locations and prestigious residential areas. The market offers a variety of options: chalets and villas with wellness areas and staff accommodation, barns converted into panoramic residences, and centrally located apartments with direct mountain views. Alongside traditional Italian buyers, an increasing number of international clients are drawn by the valley’s unique environment and the long-term benefits of Olympic-driven development.
Industry experts note that interest in both markets is not only tied to the Games themselves but, crucially, to their lasting legacy. New infrastructure, enhanced services, and global visibility are set to sustain demand well into the medium and long term, ensuring Milan and Cortina remain prime destinations for luxury real estate investment.
