What are the trends at the beginning of the year for those looking for a house to rent in Italy? A report by idealista/data took a closer look rental prices in Italy, most specifically, the most expensive and most sought-after locations in Italy to rent a property. These are the most expensive cities to rent in Italy in 2023

The study focused on the listings published on idealista, Italy's leading real estate portal, and, thanks to this analysis, a ranking was drawn up of the municipalities that generated the most leads (email contacts and shares) per listing and those in which the average monthly rental rate is highest. Let's find out what the results show.

The most expensive places to rent a house in Italy

The most expensive municipality in Italy for those looking to rent a house coincides with the most expensive one for buying a house (as was also the case in the previous quarter): Forte dei Marmi, where it takes an average of 5,602 euros per month to rent a property for residential use. Such asking prices make this Versilia resort decidedly exclusive and with a very strong tourist vocation.

The second step of the podium is occupied by Pietrasanta (3,509 euros per month on average), while third place goes to Riccione (2,943 euros per month). The first three places in this special ranking, as is easy to observe, are occupied by resorts with a strong impact and tourist appeal that, inevitably, end up weighing on the rental market.

Just off the podium, after Cervia (2,506 euro per month) which occupies fourth place, we find one of the main Italian markets. In fifth place is Milan. In the Lombard capital, the average rent is a good 1,630 euros. Florence (1,459 euros) and Venice (1,415 euros) also enter the top 10.

To find Rome you have to scroll down the ranking to 18th place, with an average rental price of 1,186 euros per month for house rental listings published on idealista. The most expensive municipality in southern Italy is Olbia, where an average of 1,384 euros per month is spent to rent a house.

The municipalities covered by the report are those with an average asking price of over 875 euros/m2 and for which there is a stock of property for sale listings of more than 975 units on idealista (and more than 50 for rent).

The most popular locations to rent a house in Italy

In addition, idealista/data has implemented an indicator that summarises the pressure of demand on supply in each area of Italy for the rental housing segment. The indicator is based on the number of leads (e-mail contacts and shares) received per listing.

According to the relative demand index compiled by idealista/data, the greatest demand for rented homes in the first quarter of 2023 is concentrated in Cesena, which averages 48.3 contacts per listing. Second place in the ranking is occupied by Vigevano (40.2) and the municipality of Forlì: Padua completes the podium (40.1 contacts per listing).

The top ten most popular municipalities for those looking for a house for rent are Verona (39.9 contacts per listing), Legnano (36.8), Prato (36.3), Brescia (35.4), Parma (30.1), Bologna (29.9) and Rimini (29.2). While the municipalities with the fewest contacts per listing are Catanzaro (2.3), Forte dei Marmi (1.9), Cervia (1.8).
