According to analysis conducted by idealista, Italy's leading real estate portal, there was a 3% increase in the number of homes for sale in the most recent quarter compared to the same period last year. This increase represents a significant acceleration in supply, considering that in Q3 2022 there was an 11% decrease in available properties compared to the year before.

Capitals

Seventy-three (73) Italian capitals register an increase in real estate supply.
Among the cities driving this growth are Benevento (35%), Sondrio (34%) and Campobasso (31%). Other increases ranged from 29% in Vercelli to 1% in Messina, Piacenza, Reggio Emilia and Trapani.

In the main urban markets, significant increases were noted in Bologna (15%), Milan (+14%) and Palermo (11%), while Rome (6%) and Turin (5%) also grew above the average for the period. Smaller rises in the other cities; no changes in Potenza, Genoa, Reggio Calabria and Vicenza.

On the other hand, reductions in real estate supply are observed in 30 chief towns, with the most pronounced decreases in Naples (-31%), Crotone (-25%), La Spezia (-22%) and Lodi (-20%). The remaining 26 cities saw decreases, including Florence (-11%) and Venice (-10%).

Provinces

Analysing the Italian provinces, a clear prevalence of supply increases emerges in 76 of the 106 areas monitored in the comparison with Q3 2022. The highest growth is recorded in Benevento (23%), followed by Bolzano, Trieste and Campobasso (all with 22%). Important increases are also found in Bologna and Palermo (16%) and Milan (9%). Smaller growth in Rome (6%), Turin (3%) and Naples (1%).

No change is noted in the provinces of Belluno, Novara, Treviso, Biella and Reggio Emilia. In contrast, the largest reductions in real estate supply involve Lecco (-15%), Lodi, Crotone and Padua (all -13%). The other decreases, less than 10%, affected 21 areas, including -7% in Trento and Verbano-Cusio-Ossola and -1% in Aosta, Vibo Valentia and Livorno. Declines in the provinces of Florence and Venice (-6%) should also be noted.
