A home by the sea to spend the summer, of course, but also a place to relax and unwind throughout the rest of the year. Buying a second property on the Italian coast is a dream for many – and not a well-kept secret. But how much does it really cost? To find out, we’ve taken a close look at the price per square metre in coastal towns during the second quarter of 2025. Here are the most affordable options, including the cheapest seaside towns to buy a home in Italy.
The top 10 most affordable coastal towns to buy in Italy
A report by idealista/data has ranked the Italian towns near the sea where it’s cheapest to buy property. The top three are small towns with property prices under €600 per square metre. Specifically, these are San Pietro Vernotico, Crosia, and San Nicandro Garganico.
The coastal town with the lowest prices in Italy is San Pietro Vernotico, in the province of Brindisi. This town has a population of 13,028 and is located in the northern part of Salento, halfway between Brindisi and Lecce. It lies within the Negroamaro park, sits 36 metres above sea level, and is just 9 km from the coast. Here, the average price of homes for sale is just €544 per square metre.
The second spot goes to Crosia, in the province of Cosenza. This town of 9,704 residents is nestled in the valleys formed by the Trionto River and Fiumarella stream, at 230 metres above sea level. Its district of Mirto lies 6 km from the Ionian Sea. Property prices here are also quite reasonable, averaging €559 per square metre.
Completing the podium is San Nicandro Garganico, in the province of Foggia. This town, with 13,802 inhabitants, is situated on a group of hills within the Gargano National Park, between Lake Varano and Lake Lesina. It stands at 754 metres above sea level and includes Torre Mileto, a seaside resort on the Adriatic coast of Puglia.
Just below the top three is Corigliano-Rossano, another town in the province of Cosenza, with a total population of 74,869. Its coastline boasts several beaches and was awarded the Blue Flag in 2025. Here, the average asking price for homes is €617 per square metre. The same average applies to Priolo Gargallo, a town of 11,276 people in the province of Syracuse. The area also includes Marina di Priolo, a seaside spot on the Ionian Sea known for its sandy beaches and crystal-clear waters.
In sixth place is Barcellona Pozzo di Gotto, a town in the province of Messina with 39,981 inhabitants. The average asking price here is €623 per square metre. Similar prices are found in Gioia Tauro in the province of Reggio Calabria (€629/m²), Cattolica Eraclea in Agrigento (€634/m²), Falconara Albanese in Crotone (€657/m²), and Cirò Marina, also in Crotone (€660/m²).
Italian coastal towns with property prices under €1,000 per square metre
In total, there are as many as 100 Italian towns near the coast where the average price of homes for sale does not exceed €1,000 per square metre. Almost all of these are located in the south of Italy, including the islands, with only three exceptions in the central or northern regions: Porto Viro and Porto Tolle in the province of Rovigo, and Tolfa in the province of Rome.
