While Milan leads with values surpassing €11,000 per m² in its most exclusive districts, Rome is experiencing renewed momentum, driven by the enduring appeal of its historic and aristocratic neighbourhoods. According to the latest March 2026 data from idealista/data, both cities confirm their status at the pinnacle of the Italian luxury real estate market.

The luxury property market in Milan

Milan consolidates its reputation as Italy’s most expensive residential market. As of March 2026, average property prices across the city stand at €5,192 per m², the highest in the country. However, prime central districts significantly exceed this benchmark, reflecting sustained demand for trophy assets and architecturally distinguished residences.

Historic Centre: Italy’s most exclusive address

The Historic Centre of Milan, encompassing the Fashion District, Brera, and the Duomo area, leads the national rankings for prime property. 

  • Asking prices average €11,139 per m², marking a strong annual increase of +7.2%.

This district represents the pinnacle of Milanese prestige, where period palazzi, discreet luxury developments and global brand headquarters converge. It remains the most expensive quadrant in Italy.

Garibaldi–Porta Venezia

In second place, Garibaldi–Porta Venezia records average prices of €7,385 per m², with annual growth of +3.4%. The area combines the contemporary skyline of Porta Nuova with the refined Liberty-style architecture of Porta Venezia. 

Its continued appreciation reflects strong appeal among professionals and international buyers seeking both design and connectivity.

Fiera–De Angeli

Supported by the transformative impact of the CityLife development, Fiera–De Angeli has emerged as a preferred choice for affluent families. 

With modern residences, green spaces and premium amenities, the district reports an average of €7,257 per m², up +3.7% year-on-year.

Navigli–Bocconi

The Navigli–Bocconi area maintains its position as a highly desirable micro-market, particularly among young executives and buyers connected to Bocconi University

Despite a marginal adjustment of -0.6%, average prices remain elevated at €6,916 per m². The canalside setting and refined nightlife scene continue to underpin demand.

Porta Vittoria

Porta Vittoria presents a more understated luxury proposition. Prices are stable at €6,399 per m², with a slight annual increase of +0.1%. 

Well connected yet less conspicuous than the Historic Centre, it appeals to buyers seeking privacy without compromising on access to the city’s core.

Rome’s high-end residential sector is entering a new growth phase. While the city-wide average stands at €3,369 per m² as of March 2026, prime districts command significantly higher values, particularly in established and aristocratic neighbourhoods.

Historic Centre: timeless global appeal

Rome’s Historic Centre, stretching between the Pantheon, Piazza Navona, and Trinità dei Monti, remains the capital’s most prestigious residential address. Average prices reach €7,737 per m², reflecting an annual growth of +2.9%.

International demand continues to support this market, where properties combine heritage architecture with global desirability.

Parioli: the year’s standout performer

Parioli records the strongest annual growth among Rome’s prime districts, rising by +11.5% year-on-year. 

Long associated with Rome’s upper class, the neighbourhood benefits from proximity to Villa Borghese and a portfolio of elegant residential buildings. Average prices now stand at €6,278 per m², signalling a decisive resurgence.

Prati

Prati, historically favoured by professionals and the legal community, continues its upward trajectory with growth of +5.3%. 

Its orderly avenues, period architecture and proximity to the Vatican sustain its reputation as a secure long-term investment. Average prices reach €6,229 per m².

Nomentano–Tiburtino

The Nomentano–Tiburtino area includes prestigious addresses along Via Nomentana and the Liberty-style villas surrounding Piazza Bologna

With average prices of €5,213 per m² and an annual growth of +4.1%, it attracts buyers seeking refined residential environments away from the intensity of the historic core.

Appio Latino

Located near Parco dell’Appia Antica, Appio Latino is gaining prominence for its residential quality and improved liveability. 

As of March 2026, average values stand at €4,579 per m², reflecting an annual growth of +4.5%. The area’s steady appreciation suggests continued high-end urban renewal.
