A study by idealista/data on the listings published on idealista, Italy's leading real estate portal, has drawn up a ranking of the municipalities that generated the most leads (email contacts and shares) per listing and those where average monthly rents are highest. Let's find out which are the most expensive and most popular locations in Italy for those looking for a house to rent in 2023.
In detail, to be taken into consideration by the report are the municipalities that have an average asking price of over 875 euros/m2 and for which there is a stock of property listings for sale of more than 975 units on idealista (and more than 50 for rent).
The most expensive places to rent a house in Italy
The podium of the most expensive locations in Italy for those looking for a house to rent is made up of towns near the coast. First place is occupied by Forte dei Marmi (4,941 euros per month), followed by Riccione (3,490 euros). Another Versilia location, Pietrasanta, completes the podium, where the average monthly rent is 2,936 euro.
Just off the podium, but still well above the 2,000 euro monthly ceiling, we find Cervia, where the average rent is 2,696 euros per month. The first large urban centre in the top 10 is Milan, in fifth place, with average rent of 1,579 euros per month.
The municipalities of Camaiore, Florence, Venice and Rosignano Marittimo complete the top 10 positions. While the average monthly rent is also over 1,000 euros in Bologna, Rome, Jesolo, Vicenza, Alassio, Rapallo, Massa, Bergamo, Padua, Naples and Verona.
The most sought-after locations to rent a house in Italy
idealista has drawn up an indicator that summarises the pressure of demand on supply in each area of Italy for the rental house segment. The indicator is based on the number of leads (email contacts and shares) received per listing. Locations with a stock of more than 50 rental property listings were taken into account.
According to the relative demand index compiled by idealista/data, the greatest demand for houses for rent in 2023 is concentrated in Forlì, which averages 41 contacts per listing. Second place in the ranking is occupied by Verona (40.4) and another Veneto municipality completes the podium: Padua (39.4 contacts per listing).
Completing the top 10 most popular municipalities for those looking for a house to rent are Bologna (37.3), Turin (32), Reggio Emilia (29.4), Brescia (28.8), Mestre (28), Ferrara (27.8) and Vigevano (25.8). Forte dei Marmi, which is the most expensive place to rent a house, curiously enough is the one with the fewest contacts per published lising, just one on average.
