According to Engel & Völkers Italia’s Market Report Italia 2025, produced in collaboration with Nomisma:

  • Lake Maggiore & Lake Orta: Prices for new or refurbished homes in prime locations range from €2,400 to €4,400 per square metre.
  • Lake Como: Refurbished homes in the most exclusive areas reach between €4,000 and €10,000 per square metre, cementing the lake’s reputation as a top destination for prestigious residences.
  • Lake Iseo: Prime properties average around €2,700 per square metre for new or renovated homes.
  • Lake Garda: In Desenzano del Garda, refurbished properties in sought-after areas average €4,650 per square metre, while Bardolino on the Veneto shore commands around €7,000 per square metre.

Top-end prices in 2024 soared to €15,000 per square metre on Lake Como, €10,000 per square metre in Bardolino, and €8,500 per square metre on Lake Maggiore. With interest in these iconic locations remaining strong, 2025 is expected to see both supply and demand rise in the most coveted areas.
