A report by idealista/data has ranked the municipalities in Italy that generated the most leads (email contacts and shares) per listing and those where the average monthly rent is highest in the third quarter of 2022. These are Italy's most expensive and popular locations to rent property this year. 

In focus are those locations that have an average asking price of over 875 euros/m2 and for which there is a stock of property listings for sale of more than 975 units on idealista (and more than 50 for rent).

The most expensive places to rent a house in Italy

The podium of the most expensive locations in Italy for those looking for a house to rent in the third quarter of 2022 is made up of towns near the coast. The most expensive rent in Italy is occupied by Forte dei Marmi (4,588 euros per month), followed by Pietrasanta, where the average monthly rent is 3,037 euros. Riccione closes the podium (2,766 euros per month).

Just off the podium, but still above the 2,000 euro per month ceiling, we find Cervia, where the average rent is 2,422 euros. The only large urban centre in the top 10 is Milan, in eighth place, with an average of 1,378 euros per month.

Completing the top 10 positions are Camaiore, Jesolo, Fiumicino, Massa and Olbia. And with monthly rents above 1,000 euro per month we can also find Venice, Alassio, Florence, Rosignano Marittimo, Anzio, Ostuni, Rapallo, Rome and Bologna. A picture, this one, that suggests how proximity to the sea, often and willingly, significantly raises rental prices.

The most popular locations to rent in Italy

idealista has drawn up an indicator summarising the pressure of demand on supply in each area of Italy for the rental house segment. The indicator is based on the number of leads (email contacts and shares) received per listing. Locations with a stock of more than 50 rental listings were taken into account.

According to the relative demand index compiled by idealista/data, the greatest demand for houses for rent in the third quarter of 2022 is concentrated in Padua, which totals an average of 39.1 contacts per listing. Second place in the ranking is occupied by Bologna (38.4) and another municipality in Emilia-Romagna completes the podium: Forlì (34.1 contacts per listing).

Completing the top 10 most popular municipalities for those looking for a house to rent are Reggio-Emilia (32.7), Verona (32.3), Ravenna (28.1), Cagliari (27.6), Brescia (27.3), Modena (26.0) and Mestre (25.3). Forte dei Marmi, which is the most expensive place to rent a house, curiously enough is the one with the fewest contacts per published listing, just one on average.
