What is BDMI?
BDMI is the first real estate arrears database in Italy. It is part of the idealista group and contains information on debts, non-payments and current insolvencies of a natural or legal person with reference to a present or past rental relationship. In short, it is a site through which real estate agents can check whether potential tenants who contact them are currently bad payers to other landlords.
idealista is therefore able to provide agencies with a very comprehensive database on the property rental market in Italy. The service involves sending a PDF file with information about the potential tenant obtained from various public sources.
How to access the BDMI service
Accessing the service is very simple. If you are a real estate agent, in fact, you can get a free trial of the BDMI service if you are already an idealista client. How? Simply contact your manager to get all the information and instructions you need to start using the Defaulting Tenants Database made available by idealista.
How to carry out the verification
Carrying out the verification to find out if the potential tenant is reliable or not is very simple and quick, here are the steps to follow:
- First, it is important that when you access the service page you have already logged in with your credentials on the idealista website, so that the system can recognise you as a real estate agent;
- Enter the first name, surname and tax code of the potential tenant for whom you are requesting verification;
- Enclose a copy of the disclosure form signed by the possible tenant (BDMI provides a template of the file to be downloaded, for the convenience of estate agents, on the service page);
- Enclose a double-sided photo of the applicant's (estate agent's) identity document.
- One thing to keep in mind is that the BDMI team, before sending the result of the verification, performs a prior check of the correctness of the attached documentation. The result will then be issued in less than 24 hours and will be forwarded directly to the email address with which you registered.
Which databases are consulted?
To issue the verification, several data sources are consulted in order to make the insolvency report as complete and accurate as possible. Here are which ones:
- BDMI: idealista's Defaulting Tenant Database;
- Cribis: this source includes information from natural and legal persons on insolvency proceedings (bankruptcies), protests (collection of non-payments or bad cheques), prejudicial (insolvency) and non-payment risk scoring;
- Inland Revenue: information on the properties the potential tenant owns and the possible positive and/or negative deeds it has on those properties;
- Information publicly available in the press and on international news sites: relevant international and political facts about the subject consulted found on official websites of institutions, bodies, etc.
