12% of the properties available on idealista in Italy during the month of December 2022 were sold in less than two weeks, according to the Research Department of Italy's leading property portal. The analysis shows that 14% of homes were bought in between one month and one week; 28% between one and three months and 33% between 90 days and one year. Finally, 13% of homes were sold in more than one year.

This trend mirrors what was also seen throughout 2022, with the large markets of Palermo (33%), Milan (29%) and Florence (27%) showing particular dynamism in terms of sales made in just a few days. Behind them, Naples (17%), Rome (16%) and Bologna (14%) also recorded a higher concentration of "express" transactions than the national average.

In line with this average were the cities of Brescia, Cagliari and Lecco (12%). Below this threshold we find Turin (11%), then gradually a series of other large and small towns, from Catania (6%) and Venice (5%) down to the capitals with the lowest percentage of sales in less than 2 weeks, namely Cuneo (3%), Chieti (2%) and Vibo Valentia (1%).

Reggio Calabria is the province with the highest percentage of "express sales", reaching 33% compared to the distribution of sales times recorded by idealista in December. This was followed by Crotone (30%), Palermo, Trieste and Parma (28% in the 3 provinces) and Trento (25%). Another 15 provinces recorded rates above 12% in terms of sales in less than 2 weeks: ranging from 24% in Latina to 13% in the small province of Oristano.

As for the main provincial markets, Florence (20%), Milan (18%), Rome and Venice (14%) had the fastest sales times. While, Turin (9%), Bari (7%) and Catania (5%) are below the national average. Isernia (2%), Nuoro and Lodi (3%) are the provinces with the lowest express sales rate.
