The 1 euro house project in Cantiano also has certain rules that must be obeyed by those participating. As pointed out on the Municipality's web page dedicated to the initiative, the owner/seller of a property in a state of structural deterioration or which they wish to dispose of must declare their willingness and availability (which must be for three years) to sell the property, at the symbolic price of 1 euro. This can be done by notifying the Municipality in writing using the appropriate form; the purchaser (a natural or legal person) must declare their interest in purchasing and renovating the property made available, also by notifying the Municipality using the appropriate form detailed on the website.
But what are the buyer's obligations towards the seller and the municipality? Anyone who purchases a 1 euro house in Cantiano will be responsible for paying the expenses connected with the regular transfer of ownership of the property (e.g. notary fees, taxes, transfer of title, any building sanctions) and reimbursement to the owner of the expenses incurred during the period of making the property available to the Municipality (local and state taxes and duties).
The buyer must also prepare and file the project for the renovation, restoration and redevelopment of the acquired property with the Municipality's Technical Office. This must be done within 6 months of signing of the sales contract with the seller. Work to renovate the property must start within 12 months from the issuance of the building permit (or equivalent act according to law) and be completed within 4 years.
