Thanks to an analysis by idealista/data, we're able to take a closer look at housing demand in Italy by number of contacts received per listing in Italian provinces. As well as this, we'll be having a look at which type of property is the most popular in Italy, as well as sizes and price ranges. Let's have a closer look at where to buy property in Italy and which property typologies are most in demand.
The most popular areas to buy property in Italy
The map below summarises the pressure of demand on supply in each area of Italy in the buying and selling market. The indicator is based on the number of contacts (email contacts and shares) received per listing, and the darker green indicates greater demand-supply pressure.
Contacts show the housing demand of users, while the number of listings measures the supply of homes available on the idealista portal. In Italy, overall, the number of contacts per listing for homes for sale (in Q4 2021) is 1, an increase compared to the same period last year (0.5).
The highest number of contacts per listing is concentrated in the provinces of Trieste (2.2) and Cagliari (2), which are much higher than the national average and the rest of the provinces, whose values range between 1 and 0.3.
As for the provincial capitals, Bologna (3.3) and Cagliari (3.1) are the cities with the highest number of contacts per listing. Milan (2.7), Bolzano (2.3) and Trieste (2.2) also performed well. The cities with the lowest average number of contacts per listing are Vibo Valentia, Enna and Sondrio (0.3).
Demand by type of houses for sale in Italy
According to data collected by idealista/data, relating to the last quarter of 2021, the housing type that received the most contacts per listing, on average, is the penthouse (1.2), followed by the duplex (1.1), while detached houses are the least popular with an index of 0.9.
How many rooms are buyers in Italy looking for?
Looking at the number of rooms, the most popular type of apartment in Italy seems to be the one-room apartment (1.3 contacts per listing), followed by the three-room apartment (1.2) and four-room apartments. On average, two-room apartments received 1 contact per listing, while the largest dwellings, those with at least 5 rooms, were the least popular (0.8).
On the other hand, if we look at the size of the homes, the surface area most in demand is that of less than 40 square metres, with an average of 1.2 contacts per listing. This is followed by houses with a surface area between 76 and 90 square metres (1.1). The least popular area is the largest one where properties exceed 240 square metres (0.5 contacts per listing).
Property prices in Italy
To conclude, the Italian properties with the most contacts per listing are those in the price range between 150,000 and 180,000 euros (1.2), followed by those in the range between 180,000 and 210,000 euros.
