According to data from idealista’s research office, a growing share of rental homes in Italy’s main cities are now being advertised with reduced asking rents.
The data indicate that in the most dynamic markets, flexibility on price is increasingly part of the leasing process, with owners revising their expectations to remain competitive and speed up rental times.
National picture: rental discounts in Italy’s 12 main markets
Across Italy’s 12 main markets, the share of discounted rental adverts has now reached 11%, against a national average of 9%, marking a 2% shift compared with the first quarter of 2025.
Milan and Cagliari: Italy’s leaders for rent reductions
Milan confirms its position as the leading market for advertised rent reductions, with 16% of listings in Q1 2026 showing a lower price than initially requested.
Cagliari has reached the same share as Milan, also at 16% in Q1 2026. Over the past year, the Sardinian capital has doubled the incidence of downward corrections, rising from 8% to 16%.
Other dynamic big-city markets for reduced rent prices
The phenomenon of reduced rental asking prices is also becoming more visible in several other important cities when compared to a year before.
- Florence: discounted listings increased from 7% to 12%.
- Palermo: share of reduced-price adverts rose from 10% to 13%.
- Turin: proportion of discounted listings went from 8% to 10%.
- Rome: maintains a 10% share of listings with reduced rents in Q1 2026.
Cities going against the trend
Not all large cities are moving in the same direction. Three major centres show a lower share of reduced-price rental listings on an annual basis:
- Bologna: Down from 13% to 11%.
- Catania: Down from 13% to 11%.
- Venice: Down from 6% to 3%.
Smaller and medium Italian cities: sharp swings in rent discounts
The data for provincial capitals reveal some marked year-on-year shifts in the share of rental listings with reduced prices between Q1 2025 and Q1 2026.
