Luxury property prices in Italy’s top ski resorts continue to climb, with values on the country’s snow-capped peaks rising steadily from the pre-pandemic period to 2025. A recent analysis by idealista/data compared prices per square metre in October 2019 with the same period this year—and Cortina d’Ampezzo remains firmly at the top.

Cortina d’Ampezzo leads the pack, with properties commanding an average of €12,832 per square metre—well above the Belluno provincial average of €1,815/m². That’s a 23% increase on the €10,439/m² recorded in 2019, a rise partly fuelled by anticipation of the Milan-Cortina Winter Olympics.

The rest of the podium is dominated by the Aosta Valley. Courmayeur, a symbol of luxury winter holidays, now sees average prices of €8,078/m², up 24% from €6,532/m² in 2019. Meanwhile, Valtournenche has more than doubled its property values over five years, from €2,937 to €6,740/m².

Just outside the top three is Bormio in Sondrio province, another Olympic venue set to host men’s alpine skiing and the new ski mountaineering events. Here, prices have risen 23%, from €4,418 to €5,414/m².

Across Bolzano province, house prices average €4,486/m², a 31% increase since the pre-pandemic period. Other hotspots include Sestriere in Turin (€3,651/m², +21%) and Morgex in the Aosta Valley (€3,395/m², +19%).

Italy’s luxury ski property market shows no sign of slowing, with prime alpine locations proving ever more desirable for wealthy buyers.
