How to increase your property's value and sell it quicker / Gtres

When you put your house on the market, it’s because you want to sell fast, but how can you sell your house quickly while increasing the property value? Today, we look at which home improvements add the most value so you can get more money, faster.

Sometimes, a simple makeover for the bathroom or changing the arrangement of furniture in the home are enough to make a property much more attractive for potential buyers. But how much do renovations really increase the home value? Here are 9 things you can do to increase the value of a house to help you sell the house more easily, according to the experts at Habitissimo:

  • Home staging (+15%): changing the layout of the furniture and just generally decluttering a house will make it much more pleasing to the eye and easier to sell.
  • Change the walls (+10%): moving or removing some interior walls can improve the general layout and energy efficiency of a home.
  • Close off the balcony (+7%): by converting an open balcony into a closed space that’s an extension of the house, the average surface area becomes 80% more valuable.
  • Solar panels (+6%): houses with solar panels sell 20% faster than those without solar panels.
  • Renovating the bathroom or kitchen (+5%): costs about 650 euro/m2 (60 euro/sq ft), but it is undeniable that it draws the attention of buyers.
  • Fitted wardrobes (+3%): the average price to install a fitted cabinet is about 1500 euro, but you can recoup up to twice as much when you sell.
  • Heat pump (+3%): this allows energy savings of up to 7% compared with other heating systems.
  • Change the floor (+3%): to improve the house, sometimes the most visually striking thing is to change the old floor for parquet or tiles.
  • Painting (+2%): costs about 10 euro/m2 (0.93 euro/sq ft), but the added value allows you to sell or rent the house faster.
