Where do people want to live in Italy and what kinds of properties are they searching for? Casa.it's ranking of the most sought-after homes in 2021 reveals the places, types, sizes, and prices that reflect the habits, needs, and desires of people looking for a home in Italy.
Locations
In 2021 Northern Italy is confirmed at the top of the ranking for search volumes, followed by Central Italy, the South and the Islands, as in 2020.
In 2021 Lombardy was the region with the highest volume of property searches, followed by Lazio and Tuscany. Lombardy and Lazio are confirmed on the two highest steps of the podium as in 2020, while Tuscany rises to third place, gaining three positions compared to last year and taking the place that in 2020 was occupied by Veneto, which this year is in fourth position.
Milan, Rome and Turin are the cities and provinces where the most searches were conducted in 2021.
In 2021, the municipalities that were not provincial capitals with the highest search volumes were Sanremo in the province of Imperia, Vigevano in the province of Pavia and Anzio in the province of Rome.
Among municipalities with fewer than 100,000 inhabitants, Varese is in first place for search volumes for houses, followed by Savona and Sanremo.
Types and sizes
The types of house most searched for are, in order, flat, villa, and detached house, as in 2020.
As regards size, the desire for larger homes that emerged in 2020 was confirmed. The most sought-after range is that from 51 to 100 square metres, in second place is that from 101 to 150 square metres and in third place is that from 151 to 250 square metres.
With regard to the sizes of the most sought-after flats, the 2020 ranking is confirmed, with the three-room apartment in first place, which is always the most requested, the two-room apartment in second place and the four-room apartment in third. As last year, those who intend to buy a house have different preferences from those who want to rent it. When broken down by renters or buyers a notable distinction becomes clear though: those who are looking for a house to buy choose larger homes. Among buyers the most searched for size of home is still the three-roomed apartment, but in second place comes the four-roomed apartment and in third place the two-roomed apartment. Meanwhile those who are looking for a house to rent tend to go for the smaller end of the spectrum, mainly searching for two-roomed apartments, followed by three-roomed and four-roomed apartments.
The prices of the most popular houses
For houses for sale, as in 2020, the most sought-after houses range in price from €100,001 to €200,000, followed by those from €50,001 to €100,000 and those from €200,001 to €300,000.
As for rent, searches are mainly focused on houses with a monthly rent from 401 euros to 600 euros, with the 201 euros to 400 euros range coming second and 601 euros to 800 euros third, as in 2020.
