A €200,000 budget buys sharply different amounts of property across Italy. Tecnocasa Group’s Research Office compared the floor space available in second-hand and new-build homes across 10 major cities, as well as selected mountain, seaside and lake destinations. 

Across the second-hand markets of the major cities compared, the budget ranges from 43sqm in Milan to nearly 160sqm in Genoa.

Where €200,000 buys the least space: Milan, Rome, Florence and Bologna

Milan has the highest prices in Italy in the research. The €200,000 budget covers 43sqm of second-hand property or 37sqm of new-build space. In the university areas, it buys 37sqm in Città Studi and up to 56sqm in Bicocca, where prices are around €3,600 per sqm.

Rome is the second most expensive city in the comparison. The same budget buys 60sqm of second-hand property and 52sqm of new-build space. In the historic centre, it is sufficient for no more than a studio flat.

In Florence, €200,000 buys 63sqm of second-hand property and 48sqm of new-build space. 

Bologna offers 73sqm of second-hand property and 54sqm of new-build space. Around the S. Orsola Hospital and university areas, the budget reaches about 65sqm.

Where a €200,000 budget goes further: Naples, Bari, Turin and Verona

Naples offers 81sqm of second-hand property and 69sqm of new-build space. In central areas, the available space is almost 90sqm.

In Bari, prices increased by 13.4% in the past year. €200,000 buys 106sqm of second-hand property or 68sqm of new-build space. In central areas, the available space is 77sqm, 13sqm less than a year earlier.

Turin recorded a 6% price rise in 2025. The budget buys 111sqm of property requiring renovation or 79sqm of renovated property. In central areas, it buys 83sqm, three sqm less than in the previous year.

In Verona, €200,000 buys 112sqm of second-hand property and 81sqm of new-build space. In the city centre, the budget reaches 81sqm in good condition.

Genoa and Palermo: the strongest city purchasing power in the comparison

Genoa offers nearly 160sqm of second-hand property for €200,000, alongside 110sqm of new-build space. In the city centre, the budget can buy up to 190sqm of second-hand property.

In Palermo, €200,000 buys 167sqm of second-hand property and 135sqm of new-build space. In the city centre, it buys up to 142sqm.

What €200,000 buys in Italian holiday destinations

Mountain destinations

Sestriere offers more space than Cervinia within the same budget, according to Tecnocasa’s comparison. Cervinia’s figure reflects its position as a higher-priced mountain destination in the source data.

Lake destinations

The Lake Garda locations in the comparison differ substantially: Torri del Benaco is among the most expensive, while Desenzano offers more space for the same budget. Iseo and Arco also provide larger second-hand homes for cheaper, adding to the range of lake-view houses in Italy for less than €200,000.

New-build homes cost more than second-hand properties in all locations where both types were compared. 

  • In Milan, €200,000 buys 43sqm of second-hand property and 37sqm of new-build space, a difference of 6sqm
  • In Genoa, it buys nearly 160sqm of second-hand property and 110sqm of new-build space, a difference of 50sqm.
