A management company for holiday home rentals in Sardinia, Estay, set up in June 2018 has compiled a report to identify the types of homes and the most attractive areas for Summer 2021, carrying out an analysis of the potential of holiday homes in Sardinia. If you're planning on buying a holiday home in Sardinia and rent it out to get some extra income, then here are the areas to focus on when it comes to where to invest in holiday rentals in Italy

"In Sardinia, there are about 300,000 second homes," reads the Estay report, "and they have the potential to generate a turnover of up to 6 billion euros. The yield of the rented property varies according to the type of property and the area in which it is located. According to Estay's estimates, for example, in the tourist period a property in Cagliari can generate a net profit of 20 to 30% higher than traditional rentals.

According to Estay's observations and analysis, it is not only the area that affects a property's yield but also the type of property. In urban centres, for example in Cagliari, where the real estate market has been growing steadily in recent years, small flats, such as two- and three-room flats, guarantee a good income.

As far as seaside areas are concerned, the locations with the greatest potential for returns and therefore great areas to invest in are Villasimius and Costa Rei, but the market is also moving strongly in the areas of Chia and Santa Margherita di Pula. In these areas, a villa with swimming pool close to the sea can generate very high profits in a relatively short season of 4 to 5 summer months.

A location that is not yet too popular with mass tourism but has great potential for development thanks to its wide range of beaches and the unspoilt nature that surrounds them is Torre dei Corsari, in the Arbus area. "Here you can still do good business and buy on favourable terms. Among other things, there is a very interesting tourism development plan for this area, so I am convinced that in a few years' time, investments made in this area will become quite profitable," says Michelangelo Soru, Co-Founder of Estay.

Another very interesting area in terms of investment is Sulcis-Iglesiente, where Estay has opened an office with a view to the 2021 tourist season. "This area, although not very popular, is one of those where real estate investments can generate very high profits thanks to proper management".
