Liguria’s residential property market is attracting increasing attention, offering excellent opportunities for anyone looking to buy in Genoa and the surrounding areas. According to the 12th edition of the Real Estate Data Hub, produced by REMAX Italia, YARD REAAS, and 24MAX, the region combines high-quality properties, fast sales, and a growing interest in renovation and energy-efficient upgrades.
Fast sales and a dynamic market
Homes in Liguria are selling faster than the national average. In the first half of 2025, properties were sold in an average of 146 days, compared with 153 days across Italy. In Genoa, the average drops further to just 140 days, underlining the city’s position as one of northern Italy’s most dynamic property markets.
Rising prices that remain competitive
While property prices in Genoa have risen steadily, they remain accessible compared with other northern Italian cities such as Milan and Turin. From 2022 to 2025, the average price per square metre increased by 18%, from €1,170 to €1,386. This balance of growth and affordability makes Genoa an appealing option for families and investors seeking value without compromising on quality.
Growing demand for larger homes
Buyers in Liguria are increasingly drawn to spacious properties. According to the report, half of all sales involve four- or five-room homes, while nationally the focus has long been on three-room apartments. This reflects both a preference for larger living spaces and the availability of well-priced, roomy properties throughout the region.
Genoa: young, renovated, and ready for investors
Genoa’s property market is attracting a younger generation of buyers. The majority of mortgage applicants are aged 25–34, compared with over-35s in much of the rest of Italy. Nearly 9% of mortgages in the city are for purchase and renovation, surpassing cities such as Milan, Rome, and Palermo. This trend highlights the city’s ongoing redevelopment and the appeal of renovated or upgrade-ready homes.

The Ligurian property market is expected to continue growing steadily into 2026. Demand is being driven by quality, sustainability, and the ongoing enhancement of local heritage, making Genoa and its surroundings increasingly attractive for both homebuyers and investors.
