The IMU Municipal property tax in Italy is due on 18th June 2018 / Gtres

18th June 2018 is the deadline for the payment of the Italian Municipal Tax (Imposta Municipale or IMU). This tax is must be paid by owners of luxury properties in cadastral categories A1, A8 and A9 if it’s their first residence, as well as by owners of real estate in Italy that is not their main residence.

Who has to pay the IMU 2018?

The following people must pay the IMU in 2018:

  • owners of properties, land and built areas for use as property, usufruct, housing or land rights;
  • beneficiaries of the property of a spouse due to separation, divorce or marriage annulment, except in the case of a main residence;
  • concessionaires of state-owned areas;
  • landlords who rent property.

How is the IMU 2018 calculated and when is the deadline?

This year, the IMU may be paid in one or two instalments. If it is paid in two instalments, the payment must be made in June and December, but if it is paid in one instalment, it must be made before 18th June.

The IMU is calculated based on the taxable base constituted by the cadastral value. This amount is revalued by 5% and multiplied by a coefficient, which is different for each cadastral category. The coefficients for multiplication are as follows:

  • 160 for cadastral group A and cadastral categories C2, C6 and C7, excluding category A10;
  • 140 for cadastral group B and categories C3, C4 and C5;
  • 80 for cadastral categories A10 and D5;
  • 65 for cadastral group D, except D5;
  • and 55 for category C1.

The value obtained after this calculation is subject to the percentages applied in each municipality. The rates can range from 0.2% to 0.6% for luxury main residences (where a deduction of 200 euro can be obtained), from 0.46% to 1.06% for other properties and from 0.4% to 0.76% for non-productive real estate rentals, leased properties and real estate owned by IRES taxable persons (a tax levied on companies located in Italy).
